8 Carlisle Street Tops Out at 789 Feet in Manhattan's Financial District

Construction has reached a major milestone at 8 Carlisle Street, with the 789-foot residential tower topping out in Manhattan's Financial District.

The project is backed by $377 million in construction financing, secured earlier this year to support the completion and lease-up of the 64-storey development. The package includes a $300 million senior construction loan from Maxim Capital Group and $77 million in mezzanine financing from GreenBarn Investment Group, Skylight Real Estate Partners, Axonic Capital and Meadow Partners.

Designed by Handel Architects and developed by Grubb Properties and Pink Stone Capital, 8 Carlisle Street is rising at the corner of Washington and Carlisle Streets, just south of the World Trade Center.

The reinforced concrete superstructure has now reached its full height, with crews continuing work on the steel framework forming the tower's crown. Installation of the floor-to-ceiling glass and grey metal façade is also progressing towards the building's upper residential floors.

Once complete, the tower will span approximately 326,221 sq ft and provide 462 residential units, alongside around 7,000 sq ft of ground-floor retail space.

Residents will have access to amenities including a swimming pool, fitness centre with an outdoor terrace, coworking spaces, entertainment rooms and a demonstration kitchen. One of the building's standout features will be a resident lounge on the 63rd floor, offering elevated views across Lower Manhattan.

The site has undergone a lengthy journey before reaching this stage.

A ten-storey parking garage previously occupying the property was demolished in 2007, after which the land remained undeveloped for around 16 years. Foundation and excavation work for the current project finally began in 2023.

Since then, the tower has risen rapidly. As recently as June 2026, the concrete structure had only passed the halfway point. Three months later, it has reached its full structural height and is now making a significant impact on the Financial District skyline.

With its 789-foot height, 8 Carlisle Street will become one of the taller residential additions to Lower Manhattan and joins a wave of new development continuing to reshape the area surrounding the World Trade Center.

Construction is expected to be completed in the second half of 2027.
