Behind the booth: VERSAI
Delivering successful building projects today often requires more than a single discipline. VERSAI brings together architecture, engineering, project management, and real estate expertise under one roof to help clients navigate the complexities of modern construction. In this interview, Klodian Pepaj, President & CEO of VERSAI, discusses bridging the gaps between design and execution, emerging material trends, and creating spaces that combine performance, longevity, and value.
Tell us a bit about VERSAI and the types of products and design solutions you offer.
VERSAI is a multidisciplinary firm based out of New York City, that delivers innovative solutions in technical design and project management in the real estate and construction industry. We are an assembly of a diverse team of architects, engineers, project managers, and real estate experts. Today, we collaborate seamlessly to navigate and resolve the challenges of a complex and ever-changing industry. Our specialty is both interior and exterior solutions in building construction, which includes restoration, historical preservation, renovations, new construction, and real estate sales.
What trends are you seeing right now in architectural finishes and materials – especially when it comes to combining beauty with functionality?
Right now, architectural finishes and materials are moving toward a refined balance of warmth, durability, and performance. Natural and nature-inspired materials, such as stone, wood veneers, clay, and lime-based plasters are being paired with high-performance surfaces like porcelain slabs, engineered quartz, and advanced composites that offer longevity and low maintenance. Matte and textured finishes are favored over high gloss for their tactile quality and ability to hide wear, while integrated systems, such as acoustic panels, thermal finishes, and concealed hardware, allow materials to do more than just look good. The overall trend is “quiet luxury”: materials that feel authentic and timeless while quietly delivering energy efficiency, resilience, and everyday usability.
Sustainability and durability are priorities for many projects today. How are those themes influencing the kinds of products your clients are looking for?
Sustainability and durability are pushing clients toward products that deliver long-term value rather than short-term aesthetics. There is strong interest in materials with proven life-cycle performance, which include low embodied carbon, recycled or responsibly sourced content, and finishes that age well instead of needing frequent replacement. Clients are also prioritizing durability through scratch-resistant, low-VOC, moisture-tolerant, and easy-to-maintain products that reduce operational costs over time. Overall, the focus has shifted from “green as a feature” to resilient, well-engineered solutions that support sustainability through longevity, efficiency, and reduced maintenance.
What can visitors expect to see or learn when they stop by the VERSAI booth at this year’s New York Build?
Visitors can expect to meet some of the members of our team and see some of the work we have performed in the last few years. They will find the range of our services to be very beneficial as we are able to understand and address the many demands of the real estate and construction industry.
