Five Mid-Rise Residential Buildings Complete Construction In Astoria, Queens
YIMBY recently visited five mid-rise residential buildings that have recently completed construction in Astoria, Queens. The projects are all located near 31st Avenue and its elevated subway stations serving the N and W trains.
First is Oasis, a seven-story residential building at 31-16 21st Street, at the corner of 21st Street and 31st Road. Designed by Angelo Ng & Anthony Ng Architects and developed by FBL Development LLC, the 98-foot-tall structure spans 35,469 square feet and yields 52 condominium units. Amenities include enclosed parking, a fitness center, bike storage, and a roof terrace.
The above photos show the completed look of the exterior, which is composed of fluted black and white paneling surrounding floor-to-ceiling windows. The building features several stacks of balconies, and setbacks on the upper levels are lined with glass railings for private terraces.
Next is 37-18 Broadway, a five-story residential building at the corner of 38th Street and Broadway. Designed by Gerald Caliendo Architects and developed by Nema Broadway LLC, the 57-foot-tall structure spans 14,849 square feet and yields 16 rental units with an average scope of 817 square feet. The project also features 1,768 square feet of ground-floor commercial space, a cellar level, a 30-foot-long side yard, and eight open parking spaces. Amenities include a gym, a shared laundry room, a virtual doorman, and a rooftop terrace.
The exterior is composed of gray and white metal paneling with several sections of gold-hued accenting. The fenestration features floor-to-ceiling windows and recessed glass doors leading to stacks of balconies. Metal railings line the setbacks on the fifth story for terraces.
Work also recently concluded on 29-10 21st Street, an eight-story mixed-use building between 29th and 30th Avenues. Designed by M.S. Savani Architect, PC and developed by Harjinder Singh of Pawar Builders LLC, the 80-foot-tall structure spans 26,332 square feet and yields 28 rental units with an average scope of 708 square feet. The project also includes 3,103 square feet of commercial space and a 30-foot-long rear yard.
The building’s distinctive exterior features EIFS painted in a blue and black checkerboard pattern on the main eastern elevation, and alternating stripes on the side profiles. Two stacks of balconies are present on floors two through seven.
To the south is The Destination, an eight-story residential building at 14-35 Broadway between 14th and 21st Streets. Designed by Rishan Design and developed by Yosi Rozenberg & Joe Rubin, the structure yields 12 condominium units in one- and two-bedroom layouts. Amenities include a virtual doorman, a shared rooftop terrace, and bike storage available for purchase. The Gavrilov Grosso Team at The Corcoran Group is handling sales and marketing.
Directly to the east is Broadway Haus, an eight-story residential building at 14-41 Broadway. Designed by Cherico King Architect and developed by Steven Rigogiannis of Plaza North 1031, the structure spans 24,206 square feet and yields 30 condominium units with an average scope of 764 square feet. The project also features 1,283 square feet of commercial space and a 49-foot-long rear yard. Amenities include private on-site parking, a fitness center, a landscaped rooftop, bike storage, and a virtual doorman.
